Do you have a valid Gas Safety Certificate (CP12) for every property with gas appliances?

Must be renewed annually. Required before a new tenancy starts.

Do you have a valid Electrical Installation Condition Report (EICR) for every property?

Required every 5 years. Must be provided to the tenant before they move in.

Does every property have a valid EPC rated E or above?

F and G rated properties cannot legally be let. EPC valid for 10 years.

Have you protected every deposit within 30 days and served prescribed information?

Both protection AND prescribed information must be served within 30 days.

Have you carried out Right to Rent checks on all adult occupiers?

Required before every tenancy. Fine up to £20,000 per illegal occupant.

Have you provided the current How to Rent guide to every tenant?

Must be the most recent version. Older versions invalidate Section 21 notices.

Do all properties have working smoke alarms on every floor?

Required since 2015. Must be tested at the start of every tenancy.

Do all properties with solid fuel appliances have a CO alarm?

Also required in any room with a gas boiler from October 2022.

Have you provided a Written Statement of Terms for every new tenancy since 1 May 2026?

Mandatory from 1 May 2026. Fine up to £7,000 for failure to provide.

Have you served the Government Information Sheet on all existing tenants?

Required under the Renters Rights Act 2025. Proof of delivery recommended.

Are all new tenancies started since 1 May 2026 on periodic (not fixed-term) agreements?

Fixed-term ASTs are no longer valid for new tenancies from 1 May 2026.

If you have increased rent, did you use Form 4A with at least 2 months notice?

The old Section 13 notice format is no longer valid from 1 May 2026.

Is every deposit within the 5-week cap under the Tenant Fees Act 2019?

Maximum deposit is 5 weeks rent (annual rent under £50,000).

Do all properties meet the Homes (Fitness for Human Habitation) Act 2018 standard?

Properties must be free from serious hazards. Tenants can take court action if not.

Do you always give at least 24 hours written notice before entering a property?

Entering without notice is a criminal offence under the Protection from Eviction Act 1977.

Do you have specialist landlord insurance (not standard home insurance) for every property?

Standard home insurance is invalid for rental properties and will not pay out on claims.
