How the deposit cap works

Under the Tenant Fees Act 2019, the maximum deposit a landlord can charge is:

5 weeks rent where the annual rent is less than £50,000

6 weeks rent where the annual rent is £50,000 or more

The weekly rent is calculated as: monthly rent × 12 ÷ 52

The deposit cap applies regardless of pets, furnished status or any other factor. You cannot charge a higher deposit for properties with pets.

The deposit must be protected in a government-approved scheme within 30 days of receipt.
