Section 8 is for when the tenant has breached the tenancy — most commonly rent arrears. It can be served during the fixed term, unlike Section 21.

What is Ground 8?

The mandatory rent arrears ground — if the tenant owes at least 2 months rent both when you serve notice and at the hearing, the court must grant possession.
